Our Top Three Decking Options

Three materials, one standard of craftsmanship.

Cedar deck with glass railing overlooking a lake

Cedar Decking

Local Western Red Cedar with real wood grain and natural warmth. Cedar decking handles Seattle rain and Pacific Northwest weather better than most softwoods. A classic choice for homeowners who want the look and feel of a true wood deck.

Composite Decking

A no-maintenance composite deck with a real wood-grain texture, not flat plastic. Composite decking won’t fade and won’t overheat in the sun. Rich colors from TimberTech, built to look great through every Northwest season.

Why Optima Deck

Why Your Optima Deck Lasts Longer.

6 details most contractors skip - and the reason an Optima deck stays straight, dry and solid in Pacific Northwest weather.

Step 1 of 6

We set the footings.

We pour concrete footings that rise about 2″ above the ground and set each post on a steel bracket.

2″ above grade
Typical BuildPosts on pier blocks or buried in concrete
post rotting at the base on a pier block

Water collects around the wood, the posts rot, and the deck settles out of level over time.

Optima BuildElevated footings with steel brackets
post on a steel bracket above a concrete footing

Each post sits on a steel bracket above the concrete, so the wood never touches soil or water and stays dry and level.

Step 2 of 6

We seal the house connection.

Before the ledger board goes on, we protect the wall of your home where the deck attaches.

Membrane + Z-flashing
Typical BuildLedger bolted over the siding
water-stained siding behind a ledger board

No membrane behind the ledger. Water gets in through the bolt holes and rots the wall within a few years.

Optima BuildMembrane, ledger and Z-flashing
waterproof membrane and Z-flashing at the house

We cut back the siding, seal the wall with a waterproof membrane, attach the ledger and cap it with Z-flashing.

Step 3 of 6

We install LVL beams.

The main beam holds up your whole deck, so we use engineered lumber that stays straight.

Engineered LVL
Typical BuildStandard pressure-treated beams
warped, cracked pressure-treated beam

Cheaper lumber cracks and warps as it dries, and the whole deck goes out of level. The only fix is a rebuild.

Optima BuildExterior-treated LVL beams
straight LVL beams on posts

Engineered LVL arrives perfectly straight, spans farther between posts and won’t crack, twist or warp.

Step 4 of 6

We tape every joist.

Before any boards go down, we seal the top of every joist against water.

Waterproof joist tape
Typical BuildBare joist tops
bare joist with water at screw holes

Every screw hole lets water into the joists, and the framing rots from the top down, hidden under the boards.

Optima BuildEvery joist taped
joists covered with black waterproof tape

Waterproof tape covers the top of every joist and seals around each screw, keeping moisture and rot out.

Step 5 of 6

We lay the decking.

Composite expands and contracts with the weather, so we plan the board layout around it.

Breaker boards
Typical BuildScattered butt joints
gaps at scattered butt joints

Boards butt end to end all over the deck. As they shrink in the cold, the joints open into gaps by winter.

Optima BuildBreaker boards
decking with a breaker board

We add breaker boards, so every board is the same length and moves the same way. Clean, straight lines in every season.

Step 6 of 6

We finish every edge.

We frame the deck with a picture-frame border that protects the edges for years.

1″ overhang
Typical BuildFascia flush with the decking
warped fascia set flush with the deck

Water gets trapped between the fascia and the frame, and the fascia board warps within months.

Optima BuildBorder with a 1″ overhang
picture-frame border overhanging the fascia

Our border overhangs about 1″ with the fascia tucked underneath, so water drips clear and the edges stay crisp.

Frequently Asked Questions

How much does a new deck cost?

Cost depends on size, height, decking material, railings, stairs and lighting. Get a free on-site estimate for your exact price.

Cedar, composite or PVC - which should I choose?

Cedar gives a natural wood look, composite offers a wood-like finish with less upkeep, and PVC resists moisture best. We bring samples to your home so you can compare.

Will I see the design before you build?

Yes. We prepare a 3D design so you can see the layout, stairs and railings before construction starts.

Do I need a permit?

It depends on your city and project. If a permit is required, we take care of it.

Can you remove my old deck?

Yes. Ask about our current offer: we’ll buy back your old deck for $1,500 or apply $1,500 toward your new deck.

What happens after installation?

We do a final walkthrough with you. After a year, we come back for a deck check-up - inspection, tightening and pressure washing - and your warranty continues.

Do you offer financing?

Financing options include $0 down and no payments for the first 12 months, subject to lender approval.
